Let's build your guide

Thanks so much for trusting us with your property! ๐Ÿ  The more detail you share here, the more personal and useful your guide will be for your guests. Don't stress about getting everything perfect โ€” just answer like you're telling a friend about your place.

Fields marked with * are required โ€” everything else is optional but really helpful. For local favorites, feel free to paste Google Maps links or websites instead of typing. This usually takes about 15 minutes.

โ€” Brett & Shelley

๐Ÿ“ Section 1
About Your Property
The basics we need to get your guide started. Most property details come straight from your listing โ€” we only need a few things here.
What do you call your place? (e.g. "Sunset Oasis", "The Beach House", "Casa del Sol")
Paste the link to your listing here โ€” we'll pull your description, photos, amenities, bedroom count, reviews and more directly from it. This saves a lot of time for both of us.
Full street address including city, state, and zip code.
How do guests get in? Keypad code, key lockbox location, smart lock app, gate code โ€” whatever they need to know to get inside.
๐Ÿ‘‹ Section 2
About You (The Host)
This helps us make the guide feel personal โ€” like it's coming from a real person, not a corporation.
First names are great. Feel free to include your partner, family, or whoever guests might contact. (e.g. "Brett & Shelley")
How we'll reach you. We'll only publish this in the guide if you want us to.
How we'll reach you during the build.
This becomes your opening welcome message in the guide. Write it like you're texting a friend who just arrived โ€” warm, personal, excited. What should they know right away? What's your favorite thing about it?
A fun fact, a passion, a hobby, why you started hosting, a connection to the area โ€” anything that shows the human side. This is what makes guests feel like they're staying at someone's home, not just a rental. (e.g. Brett's dream is to volunteer at a sea turtle rescue center in retirement โ€” we mention that in the Sunset Oasis guide and guests love it!)
๐Ÿ›๏ธ Section 3
Your Rooms & Spaces
Tell us about each bedroom and sleeping area. Fun, creative room names work great โ€” guests love them! Name them after the view, a theme, a color, a local landmark, anything.
For each bedroom, give it a name, describe the bed, and tell us what makes it special โ€” views, ensuite bathroom, TV, smart features, who it's best for.

Example format:
โ€ข Master (Sunset Suite): King bed, ensuite bath, deck with gulf views, 65" smart TV. Best for couples.
โ€ข Bedroom 2: Queen bed, shared hall bath, beach-themed. Great for kids or extra guests.
Loft, bunk room, sofa bed, pull-out couch, bonus room โ€” anything that sleeps guests beyond the main bedrooms. Include the name, type, and how many it sleeps.
List each outdoor area and what's in it โ€” patio, deck, pool, hot tub, grill area, fire pit, carport, outdoor TV, cornhole, views, lighting, etc. The more detail the better!
Tell us about your main living spaces โ€” what makes them great? Seating, TVs, games, views, special features.
โœจ Section 4
Appliances & Unique Features
We'll pull your full amenities list from your Airbnb/VRBO listing โ€” so you don't need to repeat all of that. We just need a few extra details here.
If you know the brand and model of your major appliances, list them here and we'll look up the instructions ourselves โ€” no need to write them out! (e.g. Ecobee SmartThermostat Premium, LG TurboWash WM4000H, HotSpring Grandee Hot Tub, Samsung 65" Frame TV, Nexgrill 4-Burner Gas Grill). This is very helpful for guests and minimizes questions to you.
Custom touches, special equipment, unusual features โ€” things that make your place different.
โš™๏ธ Section 5
Home Systems & How Things Work
Anything guests need to know about how to operate things at your property. If you listed appliance models in Section 4, you can keep these brief โ€” just tell us anything specific to YOUR setup: access codes, quirks, where things are located.
List all networks โ€” main, guest, 5GHz vs 2.4GHz if you have both, any streaming device passwords. If you have a QR code for guests to scan to connect, share the link here.
Where's it located, any restrictions (min/max settings), any quirks. If you listed the brand above, you can keep this short.
How do guests access Netflix, Hulu, etc.? Any login info they can use? How many TVs and where are they? Anything tricky about the remotes or inputs? (e.g., "our TVs use Roku Guest Mode")
Any special settings, where detergent is, where the lint trap is, anything that trips guests up.
Default temperature, how to turn on jets, where the cover goes, how to adjust chemicals if applicable, any rules or safety notes.
How to turn on, where the propane/charcoal is, cover procedure after use, anything to watch for.
Pickup day(s), where the bins are located, where to take them for pickup, any sorting or recycling rules.
How many spaces, where to park, any restrictions, garage or carport code, EV charger instructions if applicable.
If you have an alarm or security system, how should guests arm/disarm it? Any codes or instructions.
Tricky locks, backup key location, how to work the fireplace, noise machine in the master, blackout curtains, how to connect to the Bluetooth speaker โ€” anything at all.
๐Ÿ“‹ Section 6
House Rules
Basic policies like "pets allowed" come from your listing. Here we're looking for the nuance โ€” the details that aren't typically on Airbnb.
Breed restrictions, number of pets, where they can/can't go, supervision requirements, cleaning expectations, etc.
e.g. "Quiet hours 10pmโ€“8am, please keep music/TV at a low level after 9pm"
Anything specific to your property, neighborhood, HOA, or local ordinances that guests need to follow.
๐Ÿšช Section 7
Checkout Requirements
What do you ask guests to do before they leave? We'll turn this into a clean checklist in the guide.
Gate codes to leave open/closed, specific trash locations, where to leave keys, anything else.
โญ Section 8
Your Local Favorites
This is the most valuable part of the whole guide โ€” your personal recommendations are what make guests feel like they have a local friend showing them around. Don't just list names โ€” tell us WHY you love each place and what to do/order/avoid. The more personal detail you give, the better the guide.

For each spot, try to include: what you love about it, specific menu items or experiences, best time of day to go, any insider tips, and anything to avoid. Feel free to paste Google Maps links, Yelp pages, website URLs โ€” whatever's easiest.
Example: "Juan Taco โ€” one of our absolute favorites. Ask your server about the pork belly tacos first thing because they sell out! The margaritas are strong. Try to grab a table on the outside patio in the evenings."
Example: "Gypsea Crepes โ€” right around the corner from us! The Eddie is Shelley's go-to. Get the extra meat option โ€” worth it. Closed Mondays."
Name, vibe, best drinks, when to go, anything that makes it special.
Places you'd send guests for a birthday, anniversary, or date night. What to order, dress code if any, reservation tips.
Ice cream spots, bakeries, dessert bars โ€” what to get and why.
Seafood markets, farm stands, butchers, specialty food shops. What to buy, when they're freshest, any tips.
Tours, watersports, outdoor adventures, attractions, entertainment โ€” whatever makes your area great. Include tips like "book in advance," "best at sunset," "kids love this," etc.
Parks, beaches, lakes, rivers, trails, overlooks โ€” any tips on parking, crowds, best times, hidden access points, what to bring.
Nearby towns, state parks, attractions within 1-2 hours. What to do when you get there, how long it takes, best time of year.
The spots you only know because you're local. The dive bar with the best wings. The overlook with no crowds. The taco truck that only locals know about. Don't hold back!
Nearest grocery store, pharmacy, hardware store, convenience store. Any specialty shops worth mentioning (local boutiques, wine shops, etc.)
For rainy days or evenings โ€” theaters, bowling, escape rooms, live music venues, comedy clubs, etc.
Tourist traps, overpriced spots, places that used to be great but have gone downhill โ€” your honest take helps guests make the most of their trip.
๐Ÿ’› Section 9
Personal Touches
These questions are what separate a generic guide from one guests actually love and remember.
A hidden feature, an unexpected view, a special welcome touch, something guests always comment on.
The thing that makes the stay significantly better if you know it. Could be practical, could be just fun.
Wildlife conservation, local food bank, animal rescue, community organization โ€” anything you care about that guests might want to support too.
Quirks, seasonal things, things that break, things to brag about, HOA rules, neighborhood notes, anything at all.
โญ Section 10
Featured Reviews (Optional)
We'll pull reviews directly from your Airbnb or VRBO listing. But if there are specific ones you really want featured, paste them below.
Cut and paste from Airbnb, VRBO, Google, or wherever โ€” with the reviewer's first name if possible. Up to 3 is plenty.
๐Ÿ“ธ Section 11
Photos & Images
Great photos make a huge difference in how the guide looks and feels. Here's what we'd like from you.
If you've already put photos in a Google Drive, Dropbox, iCloud, or similar folder โ€” paste the link here.
Specific photos you want featured, ones to avoid, which room is which, anything helpful.
โœ… Section 12
Almost Done!
Last few questions โ€” your care plan, QR codes, and the Guest Welcome add-on.
โœฆ Optional Add-On
Guest Welcome
Know who's coming before they arrive. Guests fill out a short welcome form when they first open your guide โ€” who's in their group, any celebrations, whether kids are along. You get an email (and optional text) so you can personalize their stay.
